When are SAP Calculations Required?

A SAP valuation determines the SAP rating (the energy-related running costs of a dwelling) and provides an Energy Performance Certificate (EPC). But when exactly do you need the SAP calculation, given that a SAP rating is required by law as part of the Building Regulations Act?

So, when are SAP calculations required? SAP calculations are needed for all newly constructed residences in the UK. Since 1995, a SAP rating has been labeled as a requirement for all new dwellings under Part L of the building standards, so most developers are aware of it.

When are SAP Calculations Required?

SAP calculations are mandated by the Building Regulations and are therefore needed for all newly constructed residences in the United Kingdom.

SAP calculations should be carefully carried out prior to the construction phase to guarantee that your house complies with building codes. Since 1995, all new houses have been required to have an SAP Rating under Part L of the building standards, so most developers will be familiar with it.

Following an SAP calculation, specialists can provide guidance during the construction phase on the specification of materials required throughout the build. At the end of the project, building control will need to check that you satisfied your SAP criteria.

Additionally, when your property has been built, SAP calculations are in place to help you achieve compliance in the most efficient and cost-effective way possible.

Are SAP Calculations Required For Conversions?

The simple answer is that L1B SAP calculations are required for all residential conversions to achieve Part L compliance.

Because SAP calculations are concerned with energy efficiency, they must issue an updated Energy Performance Certificate (EPC) for the property.

The Part L1B regulations mandate that regulated fittings, services, and construction materials fulfill specified efficiency criteria and that the finished building achieves carbon objectives, whether you are converting a church or flats.

Are SAP Calculations Required For Extensions?

When it comes to building extensions, it’s fair to wonder whether an SAP calculation is required. Does it depend on the size of the extension or the location of the extension on the property?

Whether or not you will need a SAP calculation for your extension is highly dependent on the quantity of glazing required from the property extension to determine whether an SAP calculation is required.

So, what is the cut-off point for the quantity of glazing in your extension before you require an SAP calculation?

If your property meets any of these criteria, an SAP calculation will be required.

  • Your extension connects to the main home.
  • New glazing exceeds 25% of the sum of the total floor area of the extension plus the area of openings that no longer exist as a result of the extension.

How To Improve SAP Calculations

There are several guidelines you can follow to guarantee your SAP results are confirmed with a pass.

One main key is to not begin designing your property until your SAP has been authorised since, if it does not conform with Part L, any alterations or repairs to a property will be costly and time-consuming.

Below we have described some of the steps you can take to ensure you pass your SAP calculation.

  1. Get your SAP calculation completed prior to the construction phase.
  2. Fabric first – invest in the good building fabric.
  3. Consider ways to lower the thermal mass.
  4. Don’t shy away from renewables.
  5. Insulate
  6. Enhance your heating controls.
  7. Use low-energy light bulbs.

Can I Do My Own SAP Calculations?

SAP assessments are particularly useful in grading and assessing the energy performance of various dwellings. Certified SAP assessors are accredited and registered with a governing authority in order to effectively perform SAP calculations.

We understand that an SAP calculation may appear to be a task beyond your understanding, therefore, we have explained what the SAP assessor will do during the SAP calculation below.

  • Create a design that complies with current regulations.
  • Offer  alternatives for construction and services.
  • When modifications occur throughout the construction, provide guidance.
  • If necessary, consult with your building control department.
