SAP Assessment for your Project

Your SAP Assessment will take place during the design stage by one of our accredited assessors. The SAP Assessment uses an SAP rating calculation to create a Predicted Energy Assessment and an On Construction Energy Performance Certificate.

This way, we can advise you on the most cost-effective way to gain SAP EPC compliance from the get-go. We’ll work with you to reach a Part L1A (or equivalent) compliant design, offering full support throughout the process, with no extra charge for revisions. With new builds we will continue to guide you through the process until the SAP EPC is lodged.

About the SAP Assessment Procedure

The SAP methodology is used for self-contained domestic dwellings. The procedure achieves the following:

Calculates the rate of heat loss from the dwelling, considering conduction and convection heat losses.

Determines the amount of heat required to maintain the dwelling at a comfortable temperature, given the rate of heat loss.

Determines the amount of energy required to provide hot water and lighting for the occupants.

Calculates the amount of energy required to provide the heat, hot water, and lighting, given the efficiency of the building services, such as the boiler.

Calculates the cost of that energy, based on standardised fuel costs.

Calculates the carbon dioxide emissions based on standardised emission rates.

The procedure also considers the area and volume of the building, the materials used, the thermal insulation, the thermal mass, ventilation, efficiency of heating controls, solar gains, the fuel used, and any renewable technologies used.

What is an SAP Assessment?

Standard Assessment Procedure (SAP) is the government adopted methodology for calculating energy performance in domestic properties. Introduced into Building Regulations in 1995, this is a vital step towards improving the energy performance of buildings, and reducing CO2 emissions.

Why are SAP Assessments Required?

SAP Calculations are required in order to increase energy efficiency, and reduce CO2 emissions in domestic buildings.

With over 40% of energy use in the EU being directly attributable to the operation of buildings, and 44% of the UK’s carbon emissions resulting from buildings, addressing energy use and emissions in buildings has the potential to make a substantial difference to the overall energy usage and total carbon emissions in Europe.

The last government made a legally binding commitment to reduce greenhouse gas emissions by 80%, relative to 1990 levels, by 2050. As a result of these efforts to address greenhouse gas emission rates, more stringent regulations around building emissions are now in force.

When are SAP Assessments Required?

Building regulations require your project to have an SAP assessment if you’re working on a new residential development. Conversions and extensions sometimes require SAP assessments but only under certain circumstances. It’s an accepted, expected part of construction and design and is your way of proving the energy and environmental performance of a build.

How do you Pass an SAP Assessment?

It is advisable to secure the SAP calculations at the design stage. This way we can make changes without it being costly and time consuming. Appendix R, SAP 2012 document is a good place to start.
